The copper supply line behind a Sub-Zero failed at 2 AM on a Saturday, dumping water for roughly six hours before the homeowners woke to buckling 1920s quarter-sawn oak. Moisture mapping showed saturation through the kitchen, butler’s pantry, and down into the crawl space below. We extracted standing water, deployed a Dri-Eaz Revolution LGR and Injectidry hardwood floor drying system with negative air containment, and ran daily psychrometric logs until vapor pressure differential equalized. The oak was saved. No demolition. Full photo record and drying log submitted to their carrier.
Mold Remediation: Hidden Colony Behind Stucco in Los Feliz Hills
A musty smell that wouldn’t quit led to thermal imaging showing a 14-degree temperature differential behind the master bedroom’s exterior wall. We cut inspection openings and found stachybotrys colonizing the paper face of drywall where a weep screed had been buried below grade during a 2019 landscape regrade. Per IICRC S520, we established negative air, removed affected drywall and insulation, HEPA-vacuumed the cavity, applied botanical antimicrobial, and dried to specification before rebuild. Post-remediation air sampling showed spore counts below outdoor baseline. Written scope, photo record, and lab results delivered to the homeowner and their adjuster.
Fire & Smoke Damage Restoration: Kitchen Grease Fire in Mid-Wilshire Condo
A turkey fryer flashover in a ground-floor unit sent protein smoke through the HVAC and into every room on two floors. Protein fires are deceptive: the residue is nearly invisible but aggressively corrosive. We scoped tertiary cleaning, not just surface wipe-down. Contents were packed out for ultrasonic and ozone treatment. Structure got chem sponge dry-cleaning, then wet cleaning with Unsmoke Degrease-All, then thermal fogging with solvent-based deodorant. Hydroxyl generators ran for 72 hours. The daily photo record tracked every phase so the HOA’s carrier could see why the scope was necessary.
Sewage Cleanup: Category 3 Backup in a West Adams Duplex
The city main backed up through a floor drain at 11 PM during a January storm. By morning, two units had raw sewage across 800 square feet of original 1940s red oak and plaster. Category 3 water means porous materials are non-salvageable per IICRC S500. We removed the oak, cut plaster to 24 inches above the water line, exposed wall cavities, applied EPA-registered disinfectant, and ran air scrubbers until airborne bacterial counts dropped to safe levels. The photo record included moisture readings, material classifications, and disposal manifests. Rebuild was scoped separately under Haven Standard, Clause 1, with a written price before any construction started.
Storm & Disaster Restoration: Wind-Driven Rain in Pacific Palisades Hillside Home
A Santa Ana wind event lifted decking on a low-slope section, sending rain directly into a cathedral ceiling with no attic to absorb it. Thermal imaging showed a 12-foot gradient of saturation in the drywall and saturated R-30 fiberglass above. We tarped the roof, set contained drying with a Phoenix 200 HT and Layflat ducting, and removed the wet insulation through strategic ceiling cuts. Daily moisture logs tracked grain depression and specific humidity until the structure stabilized. The documentation package went straight to the homeowner’s wind carrier, who paid the full scope without supplement.
Biohazard & Crime Scene Cleanup: Unattended Death in a Koreatown Apartment
This was a three-day undiscovered passing in summer heat. Biological contamination had migrated through carpet and pad into the subfloor, with odor compounds adsorbed into drywall and cabinetry. We worked with the coroner and LAPD to confirm scene release, then established biohazard PPE protocols and removed all porous materials. Hard surfaces got enzymatic cleaning followed by hospital-grade disinfectant. The subfloor was sealed with two-part antimicrobial encapsulant. Hydroxyl and ozone treatment ran in sequence until VOC readings normalized. We delivered the photo record, waste manifest, and certificate of sanitization to the property manager. No family member had to enter the space before it was restored.
